郑州市老年公寓规划方案设计说明

一、项目概况及背景

1、项目建设背景:

郑州市是河南省会,地处华北平原南部,河南省中部偏北,黄河下游。北临黄河,西依嵩山,东南为广阔的黄淮平原。自然风光秀美,地域特色鲜明,人文历史悠久,文化底蕴深厚。

郑州市属北温带大陆性季风气候,冷暖适中、四季分明,春季干旱少雨,夏季炎热多雨,秋季晴朗日照长,冬季寒冷少雪。郑州市冬季最长,夏季次之,春季较短。境内生态环境优良,空气清新、环境优美,是老年休闲养老的理想环境。

2、建设选址:

郑州市老年公寓建设选址位于惠济区绿洲路以北,惠丰路以西,用地面积约85.405亩。

建设用地坐北朝南,日照充足,环境优美,交通便利(距市区8-10分钟车程)。场地基本平整,外部条件较好,适于项目建设。

3、建设项目基本内容与建设规模:

项目建设主要内容为老年公寓,包括:养老公寓、医疗保健、康复疗养、餐饮服务、文化娱乐、休闲健身、后勤服务与行政管理、商业服务、职工宿舍、室外园林景观等内容,其中养老公寓分为普通养老公寓(双人间)、高级养老公寓,老年公寓总床位数为1701床。

老年公寓净用地5.70万平方米,总建筑面积约5.97万平方米,地下建筑面积根据实际需要设计。

建设项目分为两个养老单元,并分为二期建设,第一养老单元(已建工程)与第二养老单元(拟建工程)自成体系,独立管理。本次设计包括总体规划及一期单体建筑设计。

第一养老单元(一期改造工程)包括医疗康复中心、生活服务中心、社会工作中心大楼地方特产超市、职工宿舍、地下车库、辅助设备用房等内容。公寓包括双人间、三人间、共设养老床位400床总建筑面积17262平方米。

第二养老单元(二期工程)包括自理养老区、半自理养老区、非自理养老区、、职工宿舍、地下车库、辅助设备用房等内容。公寓包括双人间、三人间共设养老床位1301床。

4、开发定位:

郑州市老年公寓是以老年养老为主,集老年养老、慢性病康复疗养、休闲娱乐、康体健身于一体的休闲养老、疗养中心。规划设计以创造良好的老年生活环境、服务老年群体为宗旨,建设以 3-5层为主的园林式养老、休闲、疗养中心。养老公寓充分利用惠济区良好的自然生态优势,创造宜人的养老休闲生活环境,造福社会,促进惠济区经济发展。

三、规划指导思想

老年公寓依托当地得天独厚的生态环境资源和良好的地理位置,在当地政府的指导和支持下,建设郑州乃至河南标准最高、设施最为齐全、生态环境最为优美、服务最为周到贴心的养老休闲中心。

四、规划设计原则

1)、因地制宜,充分利用土地,节约建筑成本。

规划设计依地就势、因地制宜,利用地形特点,在保护生态环境的前提下,合理规划布局,充分利用土地资源,降低建设开发成本。

2)、充分利用景观资源,打造一流高品质康复、养老中心。

郑州市生态老年公寓建设场地位于郑州黄河北岸,紧临黄河湿地风景区。方案设计充分利用良好的景观资源,打造环境优美、品质优良的高端生态养老公寓。郑州市老年公寓建设成为老年人理想的养老休闲场所。

3)、以人为本,提高养老居住的舒适性。

规划设计对老年公寓服务人群进行深入的分析,研究老年人养老生活需求和心理特点,创造符合老年人养老居住的生活环境,以老年人为核心,充分考虑老年人生理、心理及行为特征,以超前的建设理念、科学合理的规划设计,构建人性化、智能化、生态型的高端养老生活休闲服务园区。4)、保护生态环境,注重可持续发展

建设用地依地就势,环境优美。设计充分利用自然环境资源,保护植被和水体,将建筑与自然环境完美融为一体,充分保护良好的生态环境,注重建筑环境与自然生态环境的融合,加强两者之间有机的联系,引水入园,回归自然,融于自然,营造绿色养老家园,碧水相依,绿树环绕,人文与自然和谐交融,塑造高品位老年居住环境,打造理想的老年居住空间,使养老老人怡神养性,尽享园林风光。通过对自然环境的利用和保护,强化建筑与自然的和谐统一,既达到对养老公寓养老环境品质的提升,又促进当地生态环境的改善和可持续发展,造福当地居民。

5)、注重文脉与文化的传承。将郑州当地民俗文化与建筑艺术同老年公寓设计有机结合起来,展现地域特色,传承文化传统,形成一个优美、舒适、恬静、高雅、温馨并富于地方特色的养老休闲环境。

五、规划布局与单体建筑设计

由于郑州市老年公寓一期已有三栋建筑,因此本次设计在考虑是一起把已有建筑统一考虑规划加以设计利用。

1、第一期服务单元(已建工程): 1)、用地:

一期项目位于地块南部,包括社会工作中心,医疗康复中心,生活服务中心 2)、主要建设内容:

第一养老单元主要包括医疗康复中心、社会工作中心、生活服务中心及辅助用房、室内园林花 房等。

3)、总体布局及功能分区:

第一养老单元分为社会工作中心。社会工作中心包括公共服务与办公大楼。其中公共服务与社会工作中心包括接待、室内体育健身、休闲茶座、棋牌室、阅览室、办公室及社会工作办公室;医疗康复中心包括入园体检、诊疗室、抢救室、化验、医技检查及康复病房等,医疗康复中心主要以老年体检、保健、康复为主,不设全科室医疗机构。

一期养公共服务区规划为了便于老人休闲休息和服务管理,将各不同功能用房分区布置,各功能区既相对独立又便于联系,规划以公共服务与办公大楼为中心,使公共服务区与各养老居住活动组团服务半径相对较小、交通便捷。

一期服务区面向南侧城市规划过境道路设主入口,并设入口广场,便于人流集散,将公共服务与办公大楼设于入口广场北侧,便于入园老人办理入院手续及参与公共服务活动;园区围绕公共服务与办公大楼设中心花园与室内阳光花房,绿水环绕,亭台相映。规划设计将医疗、康复中心布置于主入口西侧,便于老人入园体检与门诊就医,并与公共服务与办公大楼相邻,形成公共服务区与景观中心。

为了便于不同养老人群生活活动的方便和园区养老服务,规划设计将养老公寓划分为自理养老区和非自理养老区,各区呈院落布置,并相对独立。设计将普通自理院落养老区布置于中心花园西北侧,南与综合服务与办公大楼相邻,中心邻养老单元中心花园,东隔中心花园与失能养老公寓院落相对,北侧紧邻次要出入口,便于自理老人内外出入与联系。

失能养老区(非自理养老区)布置于园区北侧,区域相对独立,环境安静,景观视野良好。

职工宿舍与特产超市组成生活服务中心,底层为特产超市,2-6层为职工宿舍,布置于主入口东侧,南邻城市过境道路,方便养老中心探视家属购物。4)、交通组织:

一期养老园区设主、次三个出入口,主入口位于用地中心,使整个园区坐北朝南并与主干道相接。次入口位于养老园区东西侧,在区域内部形成环形道路,作为车行第出入口,便于消防车及养老人员接送出入。园区车行道绕用地中心花园外侧与各单体建筑相接,既满足园区车行需求,又最大限度减少车行道占地,并避免车行道路对园区景观中心的影响,景观区内人车分流,便于老人休闲活动安全。

5)、单体建筑设计:

a、社会工作中心大楼:

社会工作中心大楼:建筑主体五层,局部1~2层,建筑主要内容包括健身房、棋牌室、茶座、书画室、阅览室、亲情网络室、多功能厅、会议室、社会工作办公室、管理办公等。建筑位于园区中心位置,四面绿地与水景环绕,并与养老公寓、康复中心等个服务对象相邻或相对,方便各单体建筑与之便捷联系。建筑局部退台,高低错落起伏,典雅别致。b、医疗、康复中心:

医疗康复中心负责养老人员日常康复保健、急救、常规检查、慢性病药物治疗,不设全科室医疗机构,既方便养老老人医疗保健,又避免设置复杂医疗机构,加重养老园区运行成本。

建筑主体3层,局部1~4层,主要功能包括急诊室、诊疗室、抢救室、化验室、医技检查室(B超室、X光拍片室、透视室、心电图室等)、消毒室、处置室、心理治疗室、护士站、药房、医生办公室、康复病房等,建筑贴近主入口布置,便于对内、对外联系。c、生活服务中心:

建筑布置于园区东北区域,环境相对安静,避免相互干扰。建筑功能主要包括综合商住楼:特产超市、宿舍:位于园区东南角,建筑主体4层,宿舍分为单间和双人间,居住职工使用.建筑采用新中式风格,既有传统建筑的意境,有富于现代生活气息。分为单间和双人间,供150-160居住职工.h、地下车库及辅助设备用房:地下车库建筑面积4500平方米,车库可停车120-150辆,j、辅助用房包括变电所、换热站、水泵房、弱电机房等内容,建筑面积1800平方米

2、第二养老单元: 1): 用地:

第二养老单元为二期工程,用地位于地块北侧。2):主要建设内容:

第二养老单元主要包括养老公寓及辅助用房。第二养老单元共设养老床位1301床,总建筑面积42452.43平方米。3):总体布局及功能分区:

第二养老单元分为自理养老区、失能养老区(非自理养老区)、职工生活区、其中公共服务与办公楼包括接待、餐饮、室内体育健身、休闲茶座、棋牌室、阅览室及办公室、社会工作室等;第二养老单元(二期工程)养老园区分为三个组团,北侧非自理养老公寓组团,规划设计为了便于 老人休闲、休息和园区服务管理,将各功能区分区布置,使各功能区既相对独立又便于联系。半自理养老公寓位于用地中心,自理养老公寓位于用地南侧。4)、交通组织:

三个组团分别设置出入口三个组团通过连廊与园区景观道路连接,方便老人生活娱乐。5)、单体建筑设计: c、失能养老公寓:

建筑功能主要包括养老居住用房、护士站、配餐室等,建筑主体五层,局部4层,共有床位248床,双人间228床(114间),四人间20床(5间),建筑面积6532.26平方米。d、自理养老公寓:

自理养老公寓包括普通养老公寓和中高级养老公寓总建筑面积:35920.17平方米。

普通养老公寓为三人间和双人间,共有养老床位1053床,其中双人间562床(281间),三间423床(141间),四人间44床(11间),六人间24床(4间)。

g、地下车库:地下车库及辅助设备用房位于建筑地下室,车库可停车120-150辆,建筑面积4690平方米。

f、辅助用房包括变电所、换热站、水泵房、弱电机房等内容,建筑面积202_平方米。

六、建筑风格与景观设计:

1、建筑风格与艺术设计

养老公寓以中国传统建筑风格与地方特色民居为底蕴,主体建筑采用坡顶院落式布局,庭院院落是中国传统建筑的灵魂,是中国园林的精髓所在,本方案力求营造江南水乡的庭院式环境,在创造优美环境的同时,追求富于传统文化的建筑意境,建筑以三至五层为主,局部降低或升高,形成高低错落、步移景异的园林式庭院空间,并通过景观种植与景观水系的融合,强调传统中国园林的意境。

本着建筑与园林景观紧密相结合的主题思想,进行文脉传承和地域特色的展示,充分利用绿化、水系衬托富有传统乡村小镇特色的建筑个体,以亲切自然的建筑风格把养老园区建成一个温馨宜人的养老疗养居住环境。在满足功能布局和交通流线合理的前提下,有效的利用场地面积,追求规划、建筑、景观三位一体的整体设计目标,吸取传统院落式建筑的整体布局概念,为养老老人创造一个有机完整的室内外活动空间和休闲环境。

郑州气候温和,建筑立面以大方窗与实墙面结合,建筑之间辅以连廊,步移景异,曲径通幽,连廊为透空半室外空间,为老年人交往提供场所,并彰显了传统建筑文化气息。建筑群体简洁大方、宁静淡雅、清新别致,并与自然环境融为一体。

2、景观设计

规划设计围绕公共服务中心与办公大楼设中心花园,花园以水体景观为中心,将中心绿地、组团绿地、院落绿地与蜿蜒曲折的水流连接,形成有机整体。不同院落空间均能享受良好的绿色空间,并与园区步行绿地系统融为一体。绿地与水体、室内景观花园、室外活动空间有机结合,精心组织区域内部水系,充分利用宽阔的步行空间布置绿化,共同构成互动、开放、文化艺术氛围浓厚的绿色养老环境。

多层次的环境景观布局,保证集中景观空间合理的服务半径,尽可能满足不同心理取向、不同身体状况的老年人的景观需求,较分散的景观尽可能接近使用者,景观的散点布局,结合庭园塑造尺度适人的半围合景观空间。空间环境布局根据建筑规模及现状条件,灵活多样,不拘一格,营造出具有特色的景观空间,满足老年群体户外活动心理和文化需求。

七、室外活动空间设计

1、健身锻炼空间

园区集中设置门球场、羽毛球场以及供老年人做操、跳舞等集体活动的健身广场。在各个组团结合绿化景观系统,分散设置器械活动场以及供老年人打太极、武术等小群体活动的独立性小空间。设置贯穿整个步行系统的健康步道,满足老人散步、慢跑的日常锻炼需要。运动区地面选用平整防滑、适于运动的铺装材料,同时满足易清洗、耐磨、耐腐蚀的要求。室外健身器材考虑老年人的使用特点,采取防跌倒措施。在运动区周围布置休息区,种植遮阳乔木,设置适量的座椅,供健身运动的老人休息。环境设计力求视线透过室内和庭院看到健身锻炼空间,可鼓励他人参与,也方便工作人员照顾到正在进行活动的老年人。

2、社会交往空间

在老年公寓的出入口、公共建筑的檐下、主要步行道路及道路交叉口、景观节点、楼宇之间的活动场地、树荫下等处,通过铺地、雨棚架、座椅等物质形态,为老年人提供舒适的交往空间。另外,通过延长雨棚、挑檐板的长度、增设门廊等方式,为养老、疗养人群提供雨雪天气条件下的户外交往活动空间,增加生活情趣。

3、休闲活动空间

1)、园艺种植区:主要满足老人对田园的向往,利于老人身心康复和享受劳动的乐趣。小块园 地主要以栽植花草和蔬菜为主,结合自然景观区布置。种植园根据需要分成若干块,供老人使用,地块周围设置舒适的休息空间,方便老人劳动后休息、交往,利用“园艺疗法”达到康体的目的。2)、垂钓区:垂钓具有休闲、娱乐、健身、修身养性、陶冶情操的功能,是老人较喜欢的休闲活动,结合园区中心湖面安排垂钓空间,交通便捷,便于老人休闲活动,成为园区的特色景区。垂钓区设有舒适的垂钓平台、挡雨蔽日的保护设施、带扶手的台阶,四周利用绿色的植物围合成半封闭的环境,初夏垂钓,绿枝拂面、微风习习。

3)、赏鸟场所:老年人通过喂鸟、逗鸟、赏鸟,既能避免老年孤独,又能通过散步活动锻炼身体、增进健康。为避免鸟的叫声干扰老人的休息,观鸟空间宜远离居住区域,采用植物围合,结合花园、自然景观区和园艺区设置。

4)、风雨廊、阳光露台:适度的晒太阳,能够促进机体内对钙的吸收和利用,增进老人健康。阳台、屋顶平台、不设绿荫的坐息空间、室外运动散步的小径都可以使老年人享受到阳光的温暖,亦可成为老人聊天交流的场所。

5)、室外坐息空间:老人在户外不只是运动,更多在户外休息、聊天、享受阳光、观景等。良好的坐息空间为老人进行小规模交往活动提供方便。树下、廊檐下、入口处、道路交叉口以及健身锻炼空间的周围和路径旁侧,设置休息坐凳、座椅,形成方便舒适、便于集聚交往的空间环境。

八、消防设计

1、总体设计:

1)消防车道:养老园区建筑为多层建筑,区域及建筑均设消防车道,消防车可通达每栋建筑。主干道为5.5米。尽端式消防车道设回车场。2)耐火等级:建筑耐火等级为二级。

3)防火分区:每栋建筑防火分区面积小于均2500平方米,不同防火分区之间设防火墙。不同建筑之间间距大于6米。

4)消防设施:养老园区各单体建筑室内均设消火栓,并配置手提式灭火器。室外设消防水池及消火栓。

九、共用设施设计

1)供水:养老园区饮用水及消防用水由城市自来水管网引入,景观绿化用水以市政水源为取水水源,水量满足养老园区要求。

2)排水:排水采用雨污分流制,雨水通过雨水管网排入河流,生活污水经化粪池沉淀后排入污水

处理中心处理后排放。医疗废水排入专业污水处理站处理达标后排放。

3)供电:常备电源由城市高压电网引入10kv高压电源经园区自备配变电所降压后供入各单体建筑,一、二级负荷由自备柴油发电机供电。

4)供热:服务中心冬季采用热水地辐射方式采暖,夏季采用集中空调制冷,热源采用地源热泵系统。热水井选址位于一期工程用地西侧,公共服务中心办公大楼西南,热水井及站房位于一、二期工程之间之间,与一、二建筑服务半径相对最小,节省工程建设及运行成本。5)弱电:养老园区设电视、电话、网络及电子监控系统,信号源由城市信号网络系统接入。

十、环境卫生与环境保护

1、养老园区除产生日常生活污水、垃圾外,还产生医疗废水、医疗固体垃圾。养老园区设污水处理中心及垃圾台站,医疗废水由园区专设污水处理中心处理,达到国家排放标准后排放;生活垃圾由园区设置垃圾箱、垃圾台站定点收集运至城市垃圾处理中心处理,医疗垃圾分类收集,运至医疗垃圾处理站,作无害化定点处理。

污水处理站由建设单位与当地建设管理部门根据城市总体规划另行选址建设。

垃圾台站选址位于一期次入口西侧靠近山体位置,位置相对隐蔽,既方便垃圾清运,又减少对养老园区的影响,同时方便为对二期项目服务。

2、养老园区尽可能加大绿化覆盖率,通过绿化改善环境。

十一、技术经济指标:

设计说明:soho即small offic and home office,方便在家办公的自由职业者如作家、撰稿人、自由音乐人、画家、美编、职业玩家、网站设计人员、网络主持等在家办公。这座单层单身公寓面积为10m*12m,设计适用于普通楼层。图集

客厅:主要用于会客,办公。由于soho一族多使用电脑在家工作,为了方便办公,节约空间,不同于传统客厅。电脑办公桌,书架,文件架即可满足办公和与人商谈所需。另装饰有一座老爷钟和壁画。使用落地窗、亮色地板及手绘白底黑线墙纸,增强采光和明亮度。单人式沙发用于工作时稍事休息。

玄关:壁画、壁灯、挂衣架、地毯。靠近阳台附近放置一张简易餐桌。

卧室走廊:用一段高60cm的楼梯将办公区与休息区隔离开来,卧室有主卧和客卧,卧室使用木质地板和米黄色墙纸,提高舒适度。
