上海房产证办理流程
1、缴纳房屋公共维修基金:
1)计算式:房屋成本价*3%*建筑面积(有电梯)或房屋成本价*2%*建筑面积(无电梯)房屋成本价由市物价局、房地局发布:上海去年(2012年)房屋成本价是1295元。例:100㎡的维修基金=1295*3%*100=3885元 2)办理网点:中国建设银行 办好后会得到:
a、上海市购房业主商品住宅维修基金交款凭证。
2、审税:要求所有购房人均到场并带好相关证件,如有小孩的必须带出生证。1)材料准备:
A、房屋预售合同原件及复印件2份(复印合同第2页,有条形码的那张,下面写着二零零零年印制。正文第1、2、3、11、62页,即有甲方、乙方的一页,紧跟着后面的2页,附件一的那张,还有合同最后一页,有签名和盖章的那张)B、房屋交接书(原件及正反面复印件2份)C、购房者户口簿或户籍证明(原件及复印件2份)
D、购房者身份证(原件及复印件2份),未成年人提供出生证(原件及复印件1份)E、结婚证(原件及复印件2份),未婚者提供单身证明(原件及复印件1份),离婚者提供离婚证、离婚协议书(原件及复印件1份)F、购房全额发票(原件及复印件1份)* 申请免缴房产税的额外证明: 依据:下面几种情况是免征的—— ⑴持CW0-8开头居住证满3年

先去导向台拿审税预检号,排队预检,提供1)所述材料,等办事员清点并将信息登录完毕后,会打印3份《原有住房信息查询申请表》,让你签好字之后交给你2份。②查询原有住房信息:
带着G、《原有住房信息查询申请表》到导向台领号,开始查询原有住房信息。等待叫号后,到窗口提供以下材料:
A、房屋预售合同原件和复印件1份(复印合同第2页,有条形码的那张,下面写着二零零零年印制。正文第1、2、3、11、62页,即有甲方、乙方的一页,紧跟着后面的2页,附件一的那张,还有合同最后一页,有签名和盖章的那张)B、房屋交接书(原件及正反面复印件1份)

H、上海市房屋状况查询收件收据。
在受理日期后的15个工作日(不含双休日及国定假日)再次去交易中心办理有关缴税及认定事项。
3、缴税:
关于时间:越早到越好 1)材料准备:
①审税已涉及的,再次供查验但不一定上交:
A、房屋预售合同原件及复印件1份(复印合同第2页,有条形码的那张,下面写着二零零零年印制。正文第1、2、3、11、62页,即有甲方、乙方的一页,紧跟着后面的2页,附件一的那张,还有合同最后一页,有签名和盖章的那张)B、房屋交接书(原件及正反面复印件1份)C、购房者户口簿或户籍证明(原件及复印件1份)
D、购房者身份证(原件及复印件1份),未成年人提供出生证(原件和复印件1份)。如果购房人为两人,只去一个人办理的话,必须填好委托书。
E、结婚证(原件及复印件1份),未婚者提供单身证明(原件及复印件1份),离婚者提供离婚证、离婚协议书(原件及复印件1份)F、购房全额发票(原件及复印件1份)G、原有住房信息查询申请表 H、上海市房屋状况查询收件收据 ②本次还需提供:
a、上海市购房业主商品住宅维修基金交款凭证 b、开发商法人代表身份证复印件1份 c、开发商营业执照复印件1份 d、开发商敲好公章的委托书1份 e、开发商预售商品房预告登记证明1份
f、开发商敲好公章的上海市房地产登记申请书1份
g、购房日(合同日期)起前推一年的个税完税证明或养老保险缴费记录1份 2)流程:
①到导向台处领取号码,同时《上海市房屋状况查询收件收据》、《原有住房信息查询申请表》会被收走。到窗口排队,等待叫号,会拿到: h、原有住房信息查询结果,申报表 i、契税缴款单
③缴款,可刷卡,契税按上海市普通住房标准缴纳,依据: 第一,如果你是首套房子,面积不超过90平米,契税1%; 第二,面积超过90平米,低于140平米的房子,契税1.5%; 第三,二套房不管面积,契税3% 例:100万房子的契税=1000000*1.5%= 15000元
④到导向台领取号码,到专门收契税缴款单的窗口,把契税缴款单和身份证交进去,办好后拿到:
j、契税完税证明 k、房产税认定通知书 ⑤到导向台处领取办理产证的号码,开始排队,等待叫号,将所有准备好的材料交进去。办事员收好材料后会开个房屋登记费的条子,缴纳登记费80元,不用排队。交费后返回窗口,拿到:
m、上海市房地产登记收件收据。收好h、j、k,第二步就算完成了。
4、等待:再等20天左右,领取房产证,也可以通过回执单上的电话查询办理情况。
